  • Trust Portassa Properties for complete rental intermediation

Portassa Welcome will be activated automatically when you meet these requirements. You do not need to request it.

When does Portassa Welcome apply?

Portassa Welcome only applies when the owner brings a new property to the Portassa Properties portfolio.

What happens after the 4th month?

From the 5th month onwards, the full price of the contracted plan is charged so you can continue enjoying the service and accumulating seniority in the Portassa Fidelity Loyalty Program.

Important note: If the owner manages the rental on their own or with other intermediaries, they do NOT access the bonus.

Special Conditions

PLAN CHANGE RESTRICTIONS

  • During the first 6 months after enjoying Portassa Welcome, the owner CANNOT change to a lower-level plan

  • Only changes to a higher plan are allowed (example: Basic → Premium, Premium → Platinum)

  • After 6 months, you can freely change between plans

  • This restriction does NOT affect the right to cancel the service at any time

This policy is designed exclusively to prevent opportunistic use of Portassa Welcome, ensuring a commitment of mutual value between the owner and Portassa Properties.

ELIGIBILITY FOR THE PLATINUM PLAN

  • The Platinum plan is focused on properties with a monthly rent of €5,000 or more

  • If your property has a lower rent but you consider that you need Platinum, you can request a personalized evaluation to negotiate special conditions

  • There is no automatic restriction; it is evaluated case by case

Important Note: We value each case uniquely. Our goal is to find the solution that best fits the real characteristics of your property and your specific management needs.

DURATION AND CANCELLATION

  • There is no minimum duration of Portassa Care contract

  • You can cancel at any time without notice or penalty

  • The service is maintained until the end of the already paid month

  • There is no refund of the already paid month

MID-MONTH CONTRACTING

  • If Portassa Care is contracted mid-month, the full month is paid

  • The 3 free months of Portassa Welcome begin on the 1st day of the month following the signing of the rental contract

Billing and Payment Process

Billing timeline:

  • Months 1-3: Free (no charge)

  • Month 4: 50% of the plan price (automatic charge)

  • Month 5 onwards: Full plan price (automatic charge on the 1st of each month)

Payment retries:

  • Up to 3 attempts will be made in 5-7 days

  • If all fail, the subscription is automatically canceled and the accumulated seniority in Portassa Care is lost

Invoicing:

  • Your automatic invoice will be available each month in your client panel.

Portassa Fidelity - Loyalty Program in Intermediation

In addition to Portassa Welcome, we offer tiered discounts on the intermediation commission (agency fees) when changing tenants for clients with uninterrupted subscription to Portassa Care.

It is our way of demonstrating the value of Portassa Care before you pay for it. By bringing a new property to our portfolio and trusting us to fully manage the rental—from finding the tenant to signing the contract—we offer you 3 free months + 50% discount in the 4th month.

Our selection process is exhaustive: we verify income, request employment and personal references, conduct a preliminary interview, and consult rental history. This ensures you start in the best possible way.

Who can access this program?

Any owner who brings a new property to the Portassa Properties portfolio and entrusts us with the comprehensive rental management. The program applies for each new property that enters, regardless of how many properties you have with us.

When do the 3 free months begin?

The 3 free months begin on the 1st day of the month following the signing of the rental contract. The contracting of Portassa Care is automatic, subject to the signing of the rental contract and that it is a property that arrives for the first time to our Portassa Properties portfolio.

What if I already have a property with Portassa Properties?

Excellent news! Portassa Welcome applies to each new property you bring to our portfolio. If you bring us ten properties, you will enjoy ten Portassa Welcomes. The program is for the property itself, not for the owner.

Can I change plans during the first 4 months?

During the first 4 months of the Portassa Welcome program, you must maintain the chosen plan or, at most, you can change to a higher plan. Once the Portassa Welcome period is over, for the following 6 months, you are obliged to maintain at least the same plan. Downgrading to a lower plan level is not allowed during this period.

Important: You can cancel your subscription at any time without penalty. This restriction only applies to plan changes, not to cancellation. We are so confident in our service that we give you total freedom to decide.

What happens after the 4th month?

From the 5th month onwards, you will pay the full price of the plan you have contracted. The charge is made automatically on the 1st of each month. No surprises: the price is the same as you saw when contracting.

Can I cancel at any time?

Yes, absolutely. You can cancel Portassa Care at any time, even during the 3 free months, without notice, penalty, or commitment to stay. The service is maintained until the end of the already paid month. Cancellation is done easily.

Does the program apply if I have several properties?

Yes. There is one Portassa Welcome for each new property that enters our portfolio. Regardless of whether you have one or several properties, each of them will enjoy Portassa Welcome, since this program is for the property itself, not for the owner.

How is the 4th month discount applied?

The 50% discount in the 4th month is applied automatically on your invoice. You don't need to do anything special. You will receive the invoice with the reduced price on the 1st of the 4th month.

Is there any commitment to stay?

No. Portassa Welcome does not include any commitment to stay. You can cancel at any time, even during the 3 free months or the 4th month with discount. Your flexibility is important to us.

How do I contract Portassa Welcome?

It's very simple: it is activated automatically when you bring a new property to the portfolio and we at Portassa Properties are the ones who fully manage the rental of the property. Contact us, we evaluate the situation and carry out the contracting.

What if I can't pay in the 4th month?

Up to 3 payment attempts are made in 5-7 days. If all fail, the subscription is automatically canceled. If you have payment problems, we recommend contacting us directly to find a solution.

Can I apply Portassa Welcome to a property that was already rented?

No. For Portassa Welcome to be activated, we, Portassa Properties, must be the ones who completely manage the new rental: from finding the tenant to signing the contract. If the property was already rented previously, the program does not apply.

What happens if my tenant leaves during the 3 free months of Portassa Welcome?

If the tenant leaves during the 3 free months of Portassa Welcome, the program is paused. If we manage the new rental, Portassa Welcome resumes from where it left off. If you manage the new rental on your own, you lose the remaining benefit.

Will I receive an invoice during the free months?

Yes. You will receive an invoice each month, even during the 3 free months. The invoice will reflect the amount as €0 (free) or with the discount applied in the 4th month. This is important for your accounting records.

Can I combine Portassa Welcome with other promotions?

Portassa Welcome is our main welcome program. It is not combined with other promotions simultaneously. If you have a special situation, contact our team directly to explore options.
